What is an energy label?
With an energy label, you can see how energy efficient a home is. An energy-efficient home often means lower energy costs, more comfortable living and is better for the environment. The energy label is expressed in classes A to G. A home with energy label A (or higher) is very energy efficient, while a home with energy label G is much less energy efficient. Very energy-efficient homes are given an extra specification, for example energy label A+.
What is the impact of the energy label on your mortgage interest rate?
The energy label of your home affects the mortgage interest rate you pay. This applies to mortgages or mortgage parts for which you receive a new interest rate offer from us from 1 April 2026 onwards. This also applies if you choose a new fixed‑rate period for one or more parts of your mortgage.
When determining your mortgage interest rate, we take the energy label of your home into account. We do this when you:
- receive an interest rate offer for a new mortgage or a new mortgage part (for example, if you increase your mortgage). In this case, we look at the energy label of your home at the time we issue the interest rate offer;
- choose a new fixed‑rate period for one or more mortgage parts. In this case, we look at the energy label of your home at the time the new fixed‑rate period starts.
Did you receive an interest rate offer before 1 April 2026?
You may still be eligible for the sustainability discount if you received an interest rate offer before 1 April 2026. This also applies if you had to choose a new fixed‑rate period and received the letter with the new interest rate offer before that date. If you have a Home Mortgage and received an interest rate offer with a sustainability discount before 1 April 2026, we will always review the interest rate at the time your new rate takes effect. Since 1 April 2026, our interest rates have changed. If your new mortgage or new fixed‑rate period starts after 1 April 2026, we check whether the interest rate on the start date is lower than the rate offered. If so, you will pay the lower rate based on the energy‑label‑based interest rate, and the previously offered sustainability discount will no longer apply.
Energy label in 2026
If you want to apply for an energy label, you can do so as follows:
- You make an appointment with an expert energy adviser, who visits your home. An energy performance calculation will then be made. The energy label is valid for 10 years.
- The notary will check for the presence of an energy label when ownership of the home is transferred. You will immediately be fined if you sell your home without an energy label. The size of the fine depends on the situation.

Not all homes have a valid registered energy label. Via Milieu Centraal (in Dutch), you can easily see what your current energy label is and how long it is valid.
Applying for a valid registered energy label
You can have your energy label registered by an approved energy adviser. The energy adviser will visit to inspect your home and record data, such as the presence of insulation. An energy performance calculation will then be made. The energy label is valid for 10 years.

2. Appointment with an energy adviser
Make an appointment (in Dutch) with an energy adviser. He or she will visit to inspect your home, record data and carry out an energy performance calculation.
3. Check your inbox
You will receive an energy label statement from your energy adviser. A better energy label can result in a lower mortgage interest rate, as the interest rate you pay is partly determined by the energy label of your home.
