Frequently asked questions about the orientation meeting

An orientation meeting with a mortgage adviser usually lasts around an hour, but may take longer. The mortgage adviser takes the time to answer all your questions about buying a home and taking out a mortgage.

Yes, you can. You can calculate your maximum mortgage via the website. However, the calculation made by the mortgage adviser during the orientation meeting will be more accurate given that this will take account of aspects like your income, including any bonuses or overtime, for example. You will be sent a copy of this detailed calculation afterwards, as part of the orientation report.

During an orientation meeting, a mortgage adviser talks to you about buying a home in the Netherlands and what’s involved in arranging a mortgage. You will also be given a detailed mortgage calculation based on the documents you supply. 

During an advice meeting, a mortgage adviser advises you about which mortgage is best for your situation, and about the risks in the event of your death, occupational disability or unemployment. You will be given an advisory report with various calculations and a financial overview covering both your current and future situation.

The advice fee you pay covers personal advice from an adviser, and an advisory report. You will also be charged a handling fee for the mortgage application. 

This is a fixed fee that does not depend on the amount of your mortgage. You will not be given advice at the initial orientation meeting, so you will not be charged an advice fee for this meeting. 

About additional costs

A mortgage is a loan, most commonly used to buy a home. In the Netherlands, you can borrow up to 100% of the value of the property. If you are looking to buy a home and want to take out a mortgage, you should first calculate the maximum amount you can borrow. As soon as you have done that, you can make an appointment for a free orientation meeting with our specialist mortgage adviser to go over your options. 

If you have already put in an offer on a home and this has been accepted, we will set up a second meeting with a mortgage adviser: the mortgage advice meeting. This is when you choose: 

  • a Budget Mortgage (Budget Hypotheek) or a Home Mortgage (Woning Hypotheek) 
  • the mortgage type
  • either with a fixed or a variable interest rate (this determines your repayments)
