Taking out a mortgage without receiving advice

If you want to take out a mortgage without receiving advice, you need to be able to estimate the financial implications accurately. Read our summary to find out how to meet the requirements and what you need to be aware of.

 

Dutch Code of Conduct for Mortgage Loans

Applications for mortgages without advice are subject to the Dutch Code of Conduct for Mortgage Loans (Gedragscode Hypothecaire Financieringen) and ABN AMRO’s lending policy (Kredietbeleid). If your application is not in line with one or both of these, you cannot take out a mortgage without receiving advice. However, if your mortgage adviser can justify the situation, you can apply for the mortgage, as long as you receive advice first.
 

When you can take out a mortgage without receiving advice

  • You want to take out a new mortgage or increase your existing mortgage 
  • You have sufficient knowledge of and experience with taking out a mortgage
  • You are aware of the tax-related consequences of the mortgage you have selected.
  • You ensure that the mortgage costs are in line with the Dutch Code of Conduct for Mortgage Loans (Gedragscode Hypothecaire Financieringen) and that you can afford them on your budget. If you would like to find out how much a home will cost you roughly each month and what the additional costs are, calculate the costs of buying your own home (in Dutch).
  • You bear in mind that you still need to be able to pay the monthly amount in the event of unforeseen circumstances, such as disability or unemployment. You can estimate these risks accurately yourself
  • You have had an intake/orientation meeting with an ABN AMRO mortgage adviser, so you know whether your mortgage application is feasible and you know that you can also apply for your mortgage without receiving advice.
  • We only have contact by telephone and it is important for you to understand everything. This also applies to documents you need to read and sign, such as the mortgage offer, direct debit mandate and mortgage deed.

Knowledge and experience test

The compulsory knowledge and experience test will show you whether you know enough to take out a mortgage without receiving advice and whether you are aware of the risks involved.

  • If you pass this test, you can take out a mortgage without personal advice. You will receive a code allowing you to do so
  • If you are married or have a partner and you take out a mortgage together without receiving advice, you will both need to take the knowledge and experience test independently of each other. In that case, you will need two codes in order to complete your application.
  • If you do not pass this test, you cannot take out a mortgage without receiving advice. It is probably a good idea for you to receive advice and you can make an appointment with one of our mortgage specialists.
  • The knowledge and experience test result is only valid for a period of 3 months. We will check this on the date of your mortgage application. If you took the test longer than 3 months ago, you (and your partner if applicable) will have to take the test again.

Your mortgage offer

Once you have received the mortgage offer, make sure to check it carefully and send it to us. Please be aware of the following: 

  • Ensure that we receive the offer within 14 days of the offer date
  • The signed offer is valid for 3 months. You will have 3 months to sign the mortgage deed before the notary
  • If you have a Woning Hypotheek, you can extend the offer period up to a maximum of 9 months

Well prepared for your notary appointment

You will need to sign the mortgage deed and transfer deed before the notary. Please remember to do the following before your appointment:

  • Enclose the necessary documents when you send us the signed offer (the mortgage offer tells you which documents we need)
  • Arrange the necessary insurance (e.g. building insurance or life insurance)
  • Arrange your bank guarantee if the seller has asked for one.
