Keeping track of your Duurzaam Wonen Hypotheek

We will transfer the funds you borrow based on the Duurzaam Wonen Hypotheek to a construction account for you. This is a separate account from which you can pay for your sustainable renovation. You can keep track of your account and submit and view claims on Internet Banking and in the Mobile Banking app.

The Duurzaam Wonen Hypotheek is a mortgage component earmarked for sustainable home improvements. It comes with attractive terms & conditions and a competitive interest rate. Ask your ABN adviser or an independent adviser about the terms & conditions. Or take out this mortgage yourself, without advice. If you take this route, you will be required to do a compulsory knowledge and experience test first.

Arrange it now, decide later

After taking out a mortgage for an existing property, you have a maximum of to have the sustainability measures implemented. In the case of a new build, you have . This is means that you can arrange the financing now, but decide later what exactly you want to do. The monthly interest payments and repayments will, however, start right away. On the other hand, you will receive interest on the funds in your construction account.

Sustainability measures

You can only take out a Duurzaam Wonen Hypotheek for the house that you live in, which is sometimes referred to as your ‘principal residence’. You can take out a Duurzaam Wonen Hypotheek for energy-efficiency measures: 

  • external wall insulation 
  • high-efficiency glazing (HR++)
  • roof insulation 
  • heat recovery ventilation system 
  • floor insulation 
  • energy-efficient ventilation (including high-performance fans) if combined with other energy-efficiency measures 
  • pipe insulation 
  • energy-efficient window frames 
  • heat pumps 
  • doors and similar structural components 
 
These measures are listed in Article 1.b. of the Dutch government’s Tijdelijke Regeling Hypothecair Krediet (temporary mortgage loan scheme).
Fixed-rate period

You can choose between a 5-year, 10-year, or 15-year fixed-rate period. The term of your Duurzaam Wonen Hypotheek must be the same as the fixed-rate period you choose.
Construction account term for an existing and a new-build property

Construction account term for an existing property:
The standard term is 18 months, with an option for a 6-month extension. Interest will cease to be paid on the account after 18 months.

Construction account term for a new-build property:

The standard term is 24 months, with an option for a 12-month extension. Interest will cease to be paid on the account after 30 months.

Increasing your mortgage with a Duurzaam Wonen Hypotheek is subject to the following fees:

Digital handling fee     €100
Handling fee €375

If you have your own business, the advice fee will depend on your business’ form, size and complexity. You’ll also pay a surcharge of €250, €500 or €750.

Full home renovation that also involves other costs

You can take out a Duurzaam Wonen Hypotheek with or without advice. If you opt take out the mortgage without getting advice first, you will only be charged the handling fee. 

Taking out a Duurzaam Wonen Hypotheek

The law defines the Duurzaam Wonen Hypotheek as a complex product, meaning that you have to be well informed before deciding to take one out. It is up to you to decide whether to do this with or without personal mortgage advice. Think carefully about whether you want to invest in energy-efficiency measures for your home. It will cost you money and there is no guarantee that you will earn back these costs in the future. We cannot make any promises to this effect.
Unused Duurzaam Wonen Hypotheek

If you end up not using your Duurzaam Wonen Hypotheek, you can simply leave the money in the construction account for your Duurzaam Wonen Hypotheek. If the mortgage was intended for an existing property, the construction account will automatically be closed after 18 months (or 24 months if you used the 6-month extension option). If it was for a new-build property, the construction account will be closed after 24 months (or 36 months if you used the 12-month extension option). If there are unused funds in the construction account when it is closed, these will go towards repaying your Duurzaam Wonen Hypotheek. This will reduce the loan amount.

You should therefore always carefully calculate what your investment in sustainability will cost you and what you can potentially get out of it.
